simple, and we take all of the guesswork out of the equation for you. Our
website provides you with all of the information needed to evaluate the quality
of the investment opportunity and determine if it is a good fit for your
investment portfolio. We include information such as purchase price, appraised
value after repairs (After Repair Value, known as ARV), estimate of repairs, and
an estimated rent range. You can determine if a property is an appropriate fit
for you based on this information. We also provide detailed photos of the
interior and exterior of the home, as well as the street scene.
Once you
have determined that you want to purchase the property, all you need to do is
submit a purchase contract (found online at our website) and wire $1000(US)
earnest money to our closing attorney. You will also need to submit a proof of
funds showing available capital to make the purchase (suitable proof of funds
available here.)Please note that earnest money is nonrefundable, so please
perform your due diligence before you submit a contract and earnest
money! Also, remember that prices at CheapMemphisRealEstate.com are
NON – NEGOTIABLE. We do not accept offers less than our listed price, so please
do not submit offers lower than our listed price because they will NOT BE
CONSIDERED.
Once your
contract, earnest money, and proof of funds are received, you will then receive
an information package in .pdf form showing the following items:

written breakdown of our contracting estimate, provided by the licensed general
contractor used to determine the repair amount.

A list of
licensed contractors you can use to obtain additional bids, submitted directly
to you.
ü
A list of
several Memphis based property management companies and their contact
information, so you can determine which management company would be the best fit
for you, based on whether you choose to employ a management company or self
manage.
ü
A list of
insurance agents, appraisers, and miscellaneous vendors who can assist you at
any phase of your purchase.
ü
Several
local lenders who may be able to assist you should you choose to refinance your
property after the repairs are completed.
